Overview

How we plan Fowler bathroom remodels, from one-bath older homes to newer primary suites, including aging-in-place features and California’s water-saving fixture rule.

In an older Fowler house, the only full bathroom might still have its cast-iron tub and a single small vanity; in a newer one, the primary bath might have a garden tub nobody fills and a shower with a tired builder-grade pan. Both rooms can be fixed, but the plans look nothing alike.

One-bath houses from the town’s early decades

About 17% of Fowler’s homes were built before 1950, according to Census estimates. If yours is one of them, the bathroom may have a cast-iron tub, galvanized supply lines that narrow inside and cut shower pressure, and plaster over lath, and any work on its painted walls follows lead-safe rules for pre-1978 housing. New supply piping is a job for licensed plumbing trades, evaluated in person.

We don’t build additions, so a second bathroom that needs new floor area isn’t something we take on. What we can do is make the existing bathroom work harder: a vanity with real storage in place of a pedestal sink, a shower or tub that suits the household, and a layout that uses every inch of the room.

Narrow doorways and halls in older houses can also limit how large a vanity or tub can be carried in. That is one of the things we check in person before selections are final. With only one bathroom, also plan for the days it is out of service, whether that means family nearby, a gym membership, or a short stay elsewhere during the wet phases.

Mid-century and 1980s baths

About 24% of the stock went up from the 1950s through the 1970s, and those bathrooms usually have tile walls around a tub-shower combination. The 1980s and 1990s, about 21%, brought cultured-marble vanity tops and fiberglass surrounds. Original tile from the 1950s and 1960s was often set in a thick mortar bed, which makes demolition heavier but can mean the walls behind it are solid.

In either case, a tub that nobody uses is a strong candidate for a walk-in shower, and the estimator prices that conversion directly. The shower usually goes where the tub was, which keeps the drain close, and the curbless versus standard shower guide explains the difference between a low curb and a zero-threshold entry.

Many bathrooms of that age rely on a window for ventilation. A ducted fan that vents outside clears steam far better when windows stay shut through summer and winter; a fan on an existing circuit is part of the remodel, while a new circuit is evaluated in person.

Primary baths and powder rooms in newer homes

About 37% of homes were built since 2000. Their primary baths tend to have more space than they use well: a garden tub, a small shower, and a vanity without enough storage. A larger walk-in shower, a second sink if the wall allows, and a linen cabinet where the tub used to be are common ways to rework that space.

If the house also has a half bath, a powder room remodel with a new vanity, lighting, and flooring is one of the simpler projects in a home. It is also a good place for a bolder tile or vanity choice, since it sees little water.

With the city’s water drawn from groundwater wells, ask about finishes and glass coatings that make mineral spotting easier to manage. We look at what has built up on your current fixtures before recommending anything.

Planning for the long term

Staying in the house for the long haul makes it worth building in features that make the bathroom easier to use later: a shower with a low or no curb, blocking in the walls for grab bars, a comfort-height toilet, lever handles, and bright, even lighting. Blocking is simple to add while the walls are open and much harder once tile is up. Our accessible bathroom page and the aging-in-place checklist cover the details.

From estimator answers to a plan

The bathroom estimator asks about size, scope, shower or tub, tile style, vanity, layout, plumbing and electrical, finish level, and shower glass, and each answer moves the range. The consultation then checks what the estimator can’t: whether the subfloor is sound, the condition behind the tile, the valve and supply lines, and exact measurements.

Permits, timing, and planning bands

For bathrooms inside city limits, permits and inspections go through Fowler’s Building and Code Enforcement Division, and its posted policy schedules inspection requests first come, first served, with requests received by 4:00 PM eligible for the next day. We confirm your project’s permit needs during the consultation, and the bathroom remodel timeline guide explains which phases take longest and why.

Bathroom ranges generally start around $15,000 and center on about $25,000 for a typical remodel, while primary suites or layout changes reach $30,000 to $40,000. You get a planning range, not a quote, from the bathroom estimator, and our Fresno shop is about 20 minutes away, with consultations scheduled Monday through Saturday.

What affects the investment

Scope, layout, selections, and existing conditions.

The range for a bathroom depends on the scope, the fixtures and materials you choose, whether the layout changes, and the condition of what is behind the walls and under the floor today. Most bathroom projects start around $15,000, a typical remodel lands around $25,000, and larger bathrooms or primary suites run $30,000 to $40,000. Your estimated range gives you a planning starting point before we confirm details in person.
