Overview

Bathroom remodeling for Hanford homes, with soft city water, plenty of 1980s and 1990s baths, and 2000s primary suites built around a garden tub.

Two sinks crowded onto one cultured-marble top, a shower stall barely big enough to turn around in, and a garden tub that has not been filled in ages. That combination shows up often in houses from the 1980s through the 2000s, which make up most of Hanford’s housing. Planning one comes down to a few decisions, covered below along with the city’s soft water, permits, and scheduling from our Fresno shop.

Hall baths and primary baths in Hanford homes

About 34% of homes here date from the 1980s and 1990s and another 27% from after 2000, based on Census estimates. In those houses, hall baths usually have a tub with a fiberglass surround, a cultured-marble top, and a basic fan. In 2000s primary baths, a garden tub often sits beside a small shower, a layout that wastes floor space if nobody uses the tub.

Pre-1980 homes, about 39% of the stock, tend to have smaller baths with original tile and tub and shower combinations, and those built before 1978 fall under federal lead-safe rules during demolition. Those get a closer look at the consultation, since the tile and plumbing behind the walls may be original.

Hall bath updates in the same footprint

A hall bath update can usually keep the plumbing where it is. Tile or a new acrylic system replaces the fiberglass surround, a new vanity replaces the cultured-marble top, and better fans and lights go in on existing circuits. Prefer a shower to a tub in the hall bath too? What drives that price is covered in the tub-to-shower conversion cost guide.

Rethinking a 2000s primary suite

When the garden tub goes, the real question is what replaces it. The common answers are a larger walk-in shower with a bench, a freestanding tub for people who still like to soak, which is one of the estimator’s tub options, or more vanity and linen storage. Moving drains or walls involves licensed plumbing trades and is evaluated at the consultation.

Curbless or standard shower

Replacing a garden tub raises the question of a curbless shower. A curbless entry is easier to walk into and suits aging in place, but it depends on recessing the shower floor below the rest of the bathroom, which involves the floor structure and is evaluated during the consultation. A low-curb shower is simpler to build on most floors. The two are compared in our curbless vs. standard shower guide.

One vanity or two

Double vanities from the 1990s often squeeze two sinks onto one top with little counter between them. If the second sink rarely sees use at the same time as the first, a single larger sink with more drawer space may serve you better. Our single vs. double vanity guide helps you decide, and in the estimator you can keep the existing vanity or pick a standard, upgraded, or custom one.

Tile, glass, and the finish level you pick

Tile is where bathroom budgets spread out. Standard ceramic or porcelain in a simple layout is the estimator’s baseline, while handcrafted, imported, or natural stone tile counts as custom or specialty. Frameless or custom shower glass is a separate question, and finish level, from standard to high-end, applies to everything from the valve trim to the vanity hardware.

Soft water, but still ventilate

Every drop of Hanford’s city water comes from wells, and the 2025 report lists average hardness of about 11 parts per million, which is soft. That keeps scale off showerheads and glass better than in harder-water towns, and polished or dark finishes are easier to keep spot-free. Moisture is still worth planning for, since a weak fan leaves humidity in the grout, caulk, and paint. Fan replacement on an existing circuit is fixture-level work, while a new circuit involves licensed electrical trades and is evaluated at the consultation.

Permits and inspections

Inside Hanford city limits, the Building Division in Community Development issues bathroom permits, and inspections are scheduled through the Citizen Self Service portal. Whether the remodel needs one gets sorted out at the in-home consultation, and the Hanford permit guide explains the process.

From tear-out to walkthrough

Bathroom work typically runs from demolition to any rough plumbing or electrical by licensed trades, then waterproofing, tile, the vanity and fixtures, and glass. Inspections for permitted work happen before tile covers it, each one requested through the city’s portal, so the schedule leaves room for those visits. Glass is measured once the tile is finished, which is why frameless panels are usually one of the last pieces in.

Planning bands and booking

Bathrooms land in the same bands as the rest of our work: a starting point around $15,000, a typical bathroom remodel around $25,000, and $30,000 to $40,000 for primary suites or full layout changes. For smaller rooms, the small bathroom remodel cost guide explains what moves the number. A personalized planning range comes from the bathroom estimator, and consultations go on the calendar Monday through Saturday from our shop in southeast Fresno, about 50 minutes away, with no office in Kings County.
