Overview

How we approach Merced bathrooms, from mid-century tub-shower combos to 2000s primary baths, including ventilation, well-water spotting, and the state’s older-fixture rule.

The bathroom you live with in Merced probably matches the decade your house was built: a cramped hall bath with original tile, a 1980s tub surround that has yellowed, or a 2000s primary bath where the garden tub collects dust and the shower feels tight. Each one calls for a different plan.

Bathrooms by building era

Census estimates show about one in ten homes in the city predates 1950. Those bathrooms are often small, with plaster walls, cast-iron tubs, and galvanized supply lines that narrow with age. Another 35% of homes went up from 1950 through 1979, when tile walls around a tub-shower combination were standard and most hall baths had a single small vanity.

Homes from the 1980s and 1990s, about 27% of the stock, often have cultured-marble vanity tops, fiberglass tub surrounds, and builder-grade fixtures nearing the end of their life. The 28% built since 2000 brought bigger primary baths, garden tubs that many owners no longer use, and builder-grade shower pans that are reaching their first full remodel.

Pre-1978 paint brings the EPA’s lead-safe renovation rules into play, which affects how a bathroom is torn out and cleaned up. Galvanized lines in the oldest homes are a separate question, since replacing supply piping is work for licensed plumbing trades.

Turning a tub into a shower

If the tub in your hall or primary bath goes unused, replacing it with a walk-in shower is a common change. In most homes the shower goes where the tub was, which keeps the drain near its current location. Our tub-to-shower conversion page covers curb height, glass, and tile options.

A low curb is the simpler build, while a curbless entry takes more work on the floor, and the curbless versus standard shower guide explains the tradeoffs. If it is the only tub in the house, decide first whether anyone will want one later.

Choosing options in the estimator

The bathroom estimator offers a standard replacement in the same spot, a tub-to-walk-in-shower conversion, a custom tile shower, or a freestanding tub. It also asks for a tile style, from standard ceramic and porcelain to custom or specialty tile such as handcrafted, imported, or natural stone, a vanity level from keeping yours to a custom piece, and whether you want frameless or custom glass.

Each choice moves the range, which is why two bathrooms of the same size can land in different places. Answer for the finishes you actually want, since a realistic range is more useful than a low one. A vanity with drawers stores more than one with a single cabinet door, and a new quartz or solid-surface top replaces a cracked cultured-marble one without changing the plumbing.

Moisture, heat, and ventilation

Summer brings close to 100 days of 90-degree heat a year, so Merced houses spend much of it closed up with the air conditioning running. Without a working exhaust fan, shower steam has nowhere to go, and peeling paint, ceiling mildew, and swollen vanity doors can follow. See the ventilation and moisture guide for fan sizing and controls.

Replacing a fan on an existing circuit is fixture-level work and part of a remodel. A new circuit or a new duct route is evaluated in person and handled by the licensed trades we coordinate.

Groundwater and fixture finishes

The city supplies water from municipal wells that draw on the local groundwater basin. Dissolved minerals in well water can spot glass and build up in shower heads and faucet aerators, so we look at what has collected on your current fixtures before suggesting finishes. Shower heads and aerators that come apart for cleaning make descaling easier, and the hard water and fixture guide covers coatings and finishes.

Older homes and water-saving fixtures

About 62% of the city’s homes were built before 1990. For a single-family home built on or before January 1, 1994, California’s Civil Code makes replacing noncompliant plumbing fixtures, such as toilets that use more than 1.6 gallons per flush or shower heads above 2.5 gallons per minute, a condition of final approval for a permitted alteration. We note the fixtures in the house during the consultation, so any replacements are part of the plan from the start.

Permits, planning bands, and scheduling

Bathroom permits inside city limits go through the City of Merced’s Inspection Services Division; the city permit guide explains how it works, and your project’s needs are confirmed during the consultation. If your address is in unincorporated Planada or Le Grand rather than the city, permits go through Merced County instead. For planning, think in three bands: around $15,000 where most projects start, around $25,000 for a typical bathroom remodel, and $30,000 to $40,000 for primary suites and layout changes.

Your estimator result is a personalized planning range, not a quote. Because our shop is about 70 minutes away in Fresno, coverage is confirmed by ZIP code first, and in-home consultations are scheduled Monday through Saturday.

What affects the investment

Scope, layout, selections, and existing conditions.

The range for a bathroom depends on the scope, the fixtures and materials you choose, whether the layout changes, and the condition of what is behind the walls and under the floor today. Most bathroom projects start around $15,000, a typical remodel lands around $25,000, and larger bathrooms or primary suites run $30,000 to $40,000. Your estimated range gives you a planning starting point before we confirm details in person.
