Overview
Kitchen remodeling for Hanford’s 1980s and 1990s kitchens, from tile counters and oak cabinets to islands that crowd the room, with flooring planned for valley heat.
The tile counter has a chipped edge you stop noticing until company comes over, the oak doors have darkened unevenly, and the island you thought you wanted blocks the path to the refrigerator. Kitchens like these are common in Hanford, where about a third of homes date from the 1980s and 1990s. Below is how to plan a remodel that fixes what bothers you, and what to expect on budget, permits, and scheduling.
Kitchens by era
For the 1980s and 1990s kitchen, the usual list is oak cabinets, tile or laminate counters, sheet vinyl, and fluorescent lighting. Older ranch kitchens from the 1950s through 1970s, about 30% of local homes, add soffits, galley layouts, and paint that falls under federal lead-safe rules if the house predates 1978. Kitchens built after 2000, about 27% of homes, have granite and maple but often an island or peninsula that crowds the walkways.
Oak cabinets: reface or replace
With a third of local homes from the 1980s and 1990s, oak cabinets are a frequent starting point. If the boxes are solid and the layout works, refacing keeps the boxes and replaces doors, drawer fronts, and visible surfaces. If the sink base has water damage or the layout is the problem, new cabinets are the cleaner answer. Cabinet options in the estimator are keep, reface, new, or premium and custom, and since cabinets are usually one of the largest line items, that choice shapes the range more than most.
Layout, appliances, and lighting
Layout changes that stay within the walls
Plenty of kitchens work much better without moving a single wall. Resizing or removing an island, shifting the refrigerator to the end of a run, and adding a pantry cabinet are layout changes that rarely require moving plumbing. Relocating the range or putting the sink in an island is different: drains, venting, gas, and circuits involve licensed plumbing, electrical, and mechanical trades and are evaluated during the in-home consultation. Our islands and layout changes page goes into detail.
Appliances drive more of the plan
Appliance choices shape the layout as much as cabinets do. A wider refrigerator may need a bigger opening, a range hood vented outside needs a duct route, and a wall oven or induction range may need electrical capacity the kitchen does not have yet. Switching from an electric range to gas means a new gas line. Changes like those involve licensed electrical, plumbing, or mechanical trades and are evaluated at the consultation, so bring appliance model numbers or spec sheets if you have them.
Lighting beyond the fluorescent box
Kitchens from the 1980s often rely on one fluorescent fixture in the center of the ceiling, which leaves the counters in your own shadow. A lighting plan adds light where you work: under-cabinet strips, a pendant over the sink or island, and a brighter ceiling fixture. Fixtures that use existing circuits are straightforward, while added circuits or new recessed lighting are evaluated with licensed electrical trades. More is on our kitchen lighting and fixture updates page.
Floors that handle heat and traffic
July afternoons here average around 98 degrees, and a kitchen slider or west window can heat the floor in front of it for hours. Many vinyl plank products come with limits on temperature and direct sun, while porcelain tile is unaffected by either, though it is harder underfoot. Our LVP vs. tile comparison lays out the tradeoffs for kitchens.
Planning numbers and countertop costs
Lighter work like counters, backsplash, and hardware tends to fall near the $25,000 mark where most of our kitchen projects begin. A typical kitchen remodel with new cabinets, counters, flooring, and lighting lands around $40,000, and full layout changes or premium selections run $50,000 to $60,000. Countertops are a big variable, and our guide to countertop costs compares quartz, granite, and porcelain. For a range based on your own answers, use the kitchen estimator.
The Building Division and older fixtures
Kitchen permits in Hanford come from the city’s Building Division. In a home built before 1994, a permitted remodel also brings a state requirement into play: noncompliant fixtures anywhere in the house, including kitchen faucets over 2.2 gallons per minute, toilets over 1.6 gallons per flush, and showerheads over 2.5, have to be replaced before final permit approval. What applies to your home is confirmed during the consultation, and our Hanford permit page has more.
How the work is sequenced
After the plan and schedule are set, the room is protected and demolished, any rough-in work by licensed trades is completed, and permitted work is inspected before walls close, with inspections booked through the city’s Citizen Self Service portal. Cabinets go in next, countertops are templated and fabricated to fit them, and the backsplash, fixtures, and final walkthrough follow. Counter fabrication and special-order cabinets are common reasons a schedule stretches, so they are planned for from the start.

What affects the investment
Scope, layout, selections, and existing conditions.
The range for a kitchen depends on how much of the room changes: whether the layout stays or moves, the cabinetry and countertop selections, flooring and lighting, and the condition of what is behind the walls today. Most kitchen projects start around $25,000, a typical remodel lands around $40,000, and larger kitchens with layout changes or premium selections run $50,000 to $60,000. Your estimated range gives you a planning starting point before we confirm details in person.
