Overview
Most Kerman kitchens date from the 1980s through the 2000s. Here’s what those kitchens usually need, how a refresh compares with a full remodel, and what the city expects.
Oak cabinets with finish worn off around the handles, a tile counter whose grout never looks clean, or a 2000s kitchen with granite that now looks busy. With about 6 in 10 Kerman homes built between the 1980s and the 2000s, those are the kitchens most houses here have. The fixes range from a surface refresh to a new layout.
Oak, tile, and laminate: the 1980s and 1990s kitchen
The 1980s and 1990s produced close to 40 percent of the city’s homes. Their kitchens tend to have oak cabinets, tile or laminate counters, builder-grade lighting, and vinyl or tile floors. The cabinet boxes are often solid enough to reface or paint, which frees budget for counters, a backsplash, and better lighting.
Check the drawer boxes and hinges before deciding. If drawers are falling apart or the cabinet floor under the sink is water-damaged, new cabinets may be the better value. That decision is laid out in our reface versus replace guide.
Counters and flooring
Tile counters from these decades come with grout lines that stain, and a solid surface removes them. The estimator offers keep existing, new quartz, or premium stone, and our quartz versus granite comparison covers upkeep and heat. If the old sheet vinyl or tile stops at the cabinets, new flooring has to be planned around boxes you keep, or installed first if the cabinets are new.
2000s kitchens with granite and maple
Roughly a quarter of the housing went up in the 2000s, and more followed after 2010. Kitchens from that period usually have granite counters, maple or cherry cabinets, and an island or peninsula. The layout often still works, so the update tends toward quartz in place of granite, a full-height backsplash, new light fixtures on existing circuits, and new hardware. Kitchens from 2010 or later, about 14 percent of homes, usually need only finish changes, if anything.
Light and outlets in tract kitchens
Kitchens from the 1980s and 1990s often rely on a single ceiling fixture and a few outlets. Swapping fixtures on existing circuits is straightforward, while added circuits for new appliances, island pendants, or under-cabinet lighting are work for licensed electrical trades and are evaluated during the in-home consultation. Pendants in particular need a box and a circuit where they hang, which a kitchen built around one ceiling fixture may not have. Our kitchen lighting page covers the options.
Refresh or full remodel
The roughly quarter of homes built before 1980 are more likely to have closed kitchens with soffits, and in pre-1978 houses any work that disturbs paint follows federal lead-safe rules. They tend to sit at the full end of the scale, while 1990s and 2000s kitchens often fit partial or mid-range work.
Three scopes are on offer in the estimator. A partial scope leaves cabinets and layout alone and replaces surfaces and fixtures, mid-range brings new or refaced cabinets and flooring within the same footprint, and full changes the layout, such as moving the sink or adding an island. Since cabinets are usually one of the largest line items, the cabinet choice moves the range more than anything else, and our refresh versus full remodel comparison helps you choose. The estimator’s layout question has three answers, keep the same layout, minor changes, or major changes, and each one moves the range.
Layout changes and Kerman’s plan requirements
The City of Kerman Building Division notes that major remodels generally need plans prepared by a design professional, so a kitchen that changes its layout should be planned with that in mind from the start. Moving a sink also brings licensed plumbing trades we coordinate, and structural wall changes involve engineering; both are evaluated during the in-home consultation. Updates within the same footprint are a different conversation, and your permit needs get confirmed at that visit.
Kitchen budget bands
Use three numbers for early planning. Most kitchen projects start around $25,000, typical remodels land around $40,000, and full layout changes with premium selections run $50,000 to $60,000. Keeping or refacing cabinets keeps a project nearer the lower bands, while new custom cabinetry and premium stone push it higher. Staying near the starting band usually means new counters and fixtures with the existing cabinets, and our guide to what changes a remodel price explains the rest.
Getting started from Fresno
In the kitchen estimator, answer eight questions about size, scope, cabinets, counters, flooring, layout, plumbing and electrical, and finish level, then add your ZIP code. A planning range appears on screen, and if it fits, you can book a free in-home consultation, where we check cabinet boxes and drawer slides, measure for appliances, and look at the panel and the plumbing under the sink. Bathrooms are priced in a separate estimator, so a kitchen-and-bath plan takes two short runs. Kerman is about 30 minutes from our shop in southeast Fresno, and our west Fresno County service area page has travel and coverage details.

What affects the investment
Scope, layout, selections, and existing conditions.
The range for a kitchen depends on how much of the room changes: whether the layout stays or moves, the cabinetry and countertop selections, flooring and lighting, and the condition of what is behind the walls today. Most kitchen projects start around $25,000, a typical remodel lands around $40,000, and larger kitchens with layout changes or premium selections run $50,000 to $60,000. Your estimated range gives you a planning starting point before we confirm details in person.
