Overview
Coalinga sits near the edge of our service area, about 95 minutes from Fresno. Here is how its housing, the 1983 earthquake, city permits, and scheduling shape a remodel.
Coalinga sits about 95 minutes from our Fresno shop, near the western edge of the area we serve, so we are direct about the distance from the first conversation. If your kitchen still has 1980s oak and tile, or your bathroom has its original surround and vanity, start with the estimator; we confirm your ZIP code and scope before anyone makes the drive.
An oil town shaped by the 1983 earthquake
The Southern Pacific set up a coaling station here in 1888, known simply as Coaling Station A, and the city incorporated in 1906. An oil field mostly surrounds the town, which sits at the junction of State Routes 198 and 33.
On May 2, 1983, an earthquake nearly destroyed the eight-block downtown commercial district. The American Red Cross counted 309 single-family houses almost destroyed and another 558 with major damage, which is part of the history behind the housing you see today.
Housing by decade
Census estimates put the median home in Coalinga at about 1984 and the population near 17,350, with about 53% of occupied homes lived in by their owners. Roughly 22% of homes were built in the 1980s, the largest share of any decade, while about 23% date from the 1950s and 1960s and about 11% from before 1950. Homes built from 1990 on make up about 38% of the stock.
A 1980s kitchen typically means oak cabinets and tile or laminate counters, and the bathroom of that decade usually has a cultured-marble vanity top and a fiberglass tub surround. The mid-century houses tend to have small closed kitchens and original tile baths, and in anything built before 1978, disturbing old paint triggers federal lead-safe work practices.
If your house predates 1983, it went through that earthquake. Old repairs, or damage nobody found, can surface once walls and floors are opened, which is one reason the final price comes after an in-home look rather than from an online range.
What we remodel
Our license is CSLB #1111311, classification B-2 Residential Remodeling, and we are insured and bonded. The work is limited to kitchens and bathrooms: cabinets, counters, flooring, tile, showers, tubs, vanities, and fixtures, but not additions, roofing, whole-house projects, or HVAC. Anything involving load-bearing walls, new circuits, gas lines, or supply piping is evaluated in person with licensed trades or engineering.
Hot summers and canal water
The climate here is semi-arid, with very hot summers, so materials near sunny windows and bathroom ventilation deserve attention. Our guide to heat-tolerant materials covers the choices.
In the early 1900s the local well water was undrinkable, and potable water arrived by rail tanker from Armona. Today the city treats surface water from the San Luis Canal, part of the California Aqueduct, delivered through the Coalinga Canal to a filtration plant about seven miles outside town. We still look at the spotting on your current fixtures before recommending finishes and glass.
Permits through the city
For addresses inside city limits, the Building Division, part of the Community Development Department, handles permits, and its posted inspection hours run Monday through Thursday. When a project needs a permit, those inspection days become part of the schedule. Permit needs are confirmed during the in-home consultation.
Distance and scheduling
By road, the town is about 71 miles from our shop at 4143 E Madison Ave in Fresno. We don’t have an office on the west side, and we won’t pretend otherwise. Your ZIP code goes into the estimator, so coverage is settled up front, and in-home consultations are scheduled Monday through Saturday.
Decisions made early carry more weight out here. Choosing cabinets, tile, fixtures, and glass before demolition keeps the schedule from hinging on extra round trips for missing pieces, and because every visit starts with that drive, the estimator does the early sorting so a project that doesn’t fit is identified before anyone travels.
Getting a planning range
Start on the estimate request page and choose a kitchen or bathroom. The range you see is planning guidance, built on the same bands we use everywhere: for kitchens, about $25,000 where most work starts, around $40,000 for a typical remodel, and $50,000 to $60,000 for larger projects; for bathrooms, about $15,000 to start, around $25,000 for a typical remodel, and $30,000 to $40,000 for larger projects. Our guide to what changes a remodel price explains why ranges move.
A range that fits leads to a free in-home consultation, which confirms measurements, existing conditions, permits, and selections. For other west side communities, see the West Fresno County service area.
