Overview
Kitchen and bathroom remodeling in Hanford, Lemoore, Corcoran, Avenal, and nearby communities, where 1980s and 1990s homes make up a large share.
If your Hanford kitchen still has the oak cabinets and tile counters it was built with, or a Lemoore bathroom is on its original fiberglass tub surround, you’re in familiar Kings County territory. Homes from the 1980s and 1990s make up about a third of the housing in Hanford, Lemoore, and Corcoran.
Hanford, Lemoore, and the smaller towns
Hanford is the county seat, about 28 miles south-southeast of Fresno and 18 miles west of Visalia. Lemoore sits about 7.5 miles west-southwest of Hanford, with Naval Air Station Lemoore about 7 miles west of the city. Corcoran is about 17 miles south-southeast of Hanford, and Avenal sits on the Kettleman Plain about 35 miles southwest. Hanford incorporated in 1891, Lemoore in 1900, and Corcoran in 1914, while Avenal voted to incorporate in 1979.
We also cover the unincorporated communities of Armona, on Highway 198 between Hanford and Lemoore, Stratford, about 14 miles southwest of Hanford, and Kettleman City, where Interstate 5 meets Highway 41.
Drive times from our Fresno shop
Lemoore comes in at about 45 minutes from our shop and Hanford at about 50, based on route estimates. Corcoran is about 75 minutes and Avenal about 85, which makes the south and west ends of Kings County some of the longer drives in our service area.
What the Census figures show
Hanford’s median home dates to about 1986, with roughly a third built in the 1980s and 1990s and about a quarter since 2000. Lemoore’s median is about 1991, and the 1990s are its biggest building decade at roughly 21% of homes. Corcoran is older, with a median near 1982 and roughly 16% of homes built before 1950, including about 10% from the 1940s alone. Hanford’s pre-1950 share is smaller, at roughly 9%. Avenal’s median is about 1984, with a notable group of 1960s homes, about 16%.
Owner occupancy runs from about 62% in Hanford to about 45% in Avenal, with Lemoore and Corcoran in between at roughly half. As with every Census figure on this page, these are estimates.
Remodel needs by housing era
1980s and 1990s homes: golden oak cabinets, tile counters, cultured-marble vanities with built-in sinks, and fiberglass tub and shower units.
1950s to 1970s homes: kitchens closed off from the family room, soffits, original bathroom tile, tub and shower combinations, and EPA lead-safe rules for pre-1978 paint.
Pre-1950 homes, more common in Corcoran: plaster walls, heavy cast-iron tubs, and galvanized water lines.
2000s homes: granite counters, oversized soaking tubs, and builder-grade shower pans due for a first remodel.
Anything that moves plumbing or adds a circuit brings in licensed trades, and we look at it during the in-home consultation. The kitchen remodeling and bathroom remodeling pages walk through how we scope each room.
