Overview
Madera, the Madera County seat, is about 30 minutes from our Fresno shop. More of its homes went up in the 2000s than in any other decade, while about 1 in 10 predates 1950.
Madera sits along Highway 99 northwest of Fresno, about 30 minutes from our shop in light traffic. It’s the county seat and a city of about 67,000, with a long history and a large share of newer subdivisions, and both show up in its kitchens and bathrooms.
From lumber town to county seat
The town was founded in 1876 as a lumber settlement. Its name is Spanish for wood, and a wooden flume of about 60 miles carried rough-cut boards from Sierra sawmills to the railroad planing mill here. Madera County was created from part of Fresno County in 1893, the city incorporated in 1907, and the Fresno River still passes just north of downtown.
Only about 4 percent of today’s homes predate 1940, but those houses often carry plaster walls, galvanized plumbing, and older wiring. Any of them can hide surprises that only show once a wall or floor is opened.
The housing mix by the numbers
By Census estimates, the median home here dates to about 1991. The 2000s alone produced about 27 percent of today’s housing, more than any other decade, and about half of all homes were built in 1990 or later. Older stock is significant too: about 4 in 10 homes predate 1980, including roughly 1 in 10 from before 1950, and about half of homes are owner-occupied.
What that means for kitchens and baths
A 2000s home is often due for its first full remodel: granite and maple kitchens, builder-grade shower pans, and garden tubs in primary baths. The layouts in those houses usually still work, so partial and mid-range scopes are realistic places to start. Homes from the 2010s, about 1 in 10, are usually too new for a full remodel, though a primary-bath tub swap or a counter upgrade can still make sense.
The 1970s homes, about 16 percent of the stock, tend toward closed kitchens with soffits and original tile baths, and anything built before 1978 calls for lead-safe work practices when painted surfaces are disturbed. The 1990s homes, roughly 14 percent, sit in between, with oak cabinets, tile counters, and fiberglass tub surrounds near the end of their life.
City limits or county jurisdiction
Inside city limits, permits come from the City of Madera Building Division, part of the Community Development Department, at 205 W 4th Street. The city notes that the county’s building department handles permits outside city limits, which covers unincorporated communities such as Madera Ranchos. Our City of Madera permit guide and Madera County permit guide explain both offices, and your project’s exact needs are confirmed during the in-home consultation. Starting with the right office avoids redoing paperwork later.
Hot summers and remodel materials
The local climate is hot and dry: highs pass 90 degrees on more than 100 days a year, and temperatures above 100 arrive on nearly 30. In kitchens, that matters for flooring by sliding doors and for cabinet and counter finishes in west-facing rooms. Our guide to materials that hold up in Central Valley heat covers the options. In bathrooms, the bigger issue is moisture from daily showers, which an exhaust fan sized for the room should clear; replacing the fan is fixture-level work.
Scheduling and the consultation
Our shop in southeast Fresno is about 30 minutes away in light traffic. Hours run Monday through Saturday, 7:00 AM to 5:00 PM, coverage is confirmed by ZIP code when you run the estimator, and the city falls within our Madera County service area.
At the visit, we measure, look at the condition of floors and walls, and check where plumbing and electrical run. In a 2000s home that usually means shower pans and cabinet boxes; in an older one, plaster, supply lines, and electrical capacity. Anything past fixture-level work, such as new circuits or moved drains, is evaluated with licensed trades before it goes into the plan.
