Overview
Foothill kitchen and bath remodeling from Oakhurst and Coarsegold on Highway 41 to Auberry, Shaver Lake, and Yokuts Valley, with county permits on both sides.
Foothill homes come with their own conditions: longer drives, county permits instead of city ones, and at Shaver Lake, real winters. If the kitchen or bathroom in your foothill home is overdue, here’s how we cover the Sierra Foothills from our shop in Fresno.
Communities in two counties
On the Madera County side, Oakhurst sits at the junction of Highways 41 and 49, about 14 miles south of Yosemite’s south entrance, and Coarsegold, known as Madera County’s last surviving gold town, lies about 8 miles south of Oakhurst on Highway 41. On the Fresno County side, Prather is the last community on Highway 168 before the road climbs into the Sierra, and Auberry, Tollhouse, and Shaver Lake all sit higher. Yokuts Valley, renamed in 2023, is on Highway 180 just below Kings Canyon National Park.
About an hour from the shop
By route estimate, Coarsegold is about 55 minutes from our shop, Auberry and Yokuts Valley about 60, and Oakhurst and Shaver Lake about 65. The elevation changes a lot over that hour, from roughly 1,600 feet at Yokuts Valley and Prather to more than 5,000 feet at Shaver Lake. Oakhurst, Coarsegold, and Auberry all sit between about 2,000 and 2,300 feet.
Mostly owner-occupied, built over several decades
Census estimates show the foothills are largely owner-occupied, from about 82% of homes in Yokuts Valley to about 94% in Shaver Lake, though samples for places this small are thin. Oakhurst’s median home dates to about 1980, with roughly half built in the 1970s and 1980s. Coarsegold is newer, with a median around 1993 and about 31% of homes built in the 2000s.
Auberry has the oldest stock of the group. Its median is about 1978, and roughly 1 in 5 homes there predates 1950. Yokuts Valley and Shaver Lake both have medians near 1988, and the 1990s are Yokuts Valley’s largest building decade at roughly 28% of homes.
Kitchen and bath issues to plan for
The 1970s and 1980s homes common in Oakhurst and Yokuts Valley tend to have soffits over oak cabinets, tile countertops, and fiberglass tubs. Older Auberry homes may add small baths, cast-iron tubs, and pre-1978 paint, which calls for EPA lead-safe practices when painted surfaces are disturbed. Newer Coarsegold homes are more likely to need a first update of builder-grade showers, counters, and fixtures. Our bathroom remodeling page covers the shower and tub options.
If your home runs on a private well, a septic system, or propane, mention it before the consultation. Fixture-level work is routine with any of them, but anything involving gas lines, the septic system, or new circuits involves licensed trades and is evaluated before a plan is set.
County permits on both sides
None of the Sierra Foothills communities we serve is an incorporated city, so permits come from the county. Oakhurst and Coarsegold fall under Madera County, explained in our Madera County permit guide. Auberry, Shaver Lake, Yokuts Valley, Prather, and Tollhouse fall under Fresno County, covered in the Fresno County permit guide. Permit needs for your project are confirmed during the in-home consultation.
Planning around weather and distance
Shaver Lake gets cold, snowy winters, so timing for higher-elevation projects in the Sierra Foothills is part of the planning conversation. Start with our online estimate, add your ZIP code so we can confirm coverage, and review your planning range before booking a consultation, which we schedule Monday through Saturday. Valley homes in Madera County are covered on our Madera County service area page.
