Overview

Fresno bathrooms by the age of the house, from small pre-war baths to 1970s tile and 1990s fiberglass, plus hard water, ventilation, permits, and planning ranges.

A tub you step over every morning to shower, grout that won’t come clean, a fan that hums without clearing the mirror. With about half the city’s houses built before 1980, plenty of bathrooms here are still original or on their second round of patching. The age of the home is the first thing that changes a bathroom remodel, followed by water, ventilation, and scope.

What the age of a Fresno house means for its bathrooms

Built before 1950

Pre-war homes, concentrated in central neighborhoods such as the Tower District, often have a single small bathroom with a cast-iron tub, plaster walls, and galvanized supply lines. Getting a cast-iron tub out is heavy work, and the condition of the drain and subfloor underneath isn’t known until it’s gone.

The 1950s through the 1970s

These decades account for about 4 in 10 homes in the city. Expect original tile, a tub and shower combination in the hall bath, and a vanity with little storage. Most of these homes predate 1978, which brings federal lead-safe requirements into play whenever paint is disturbed.

The 1980s and later

More than a quarter of the city’s homes were built in the 1980s and 1990s, and those decades favored fiberglass tub surrounds and cultured-marble vanity tops. Homes from the 2000s added larger primary baths, often with a garden tub that now gets little use. Both generations of builder-grade fixtures are reaching their first full replacement.

The north edge is newer still. Around Copper River Ranch, in the 93730 ZIP code, more than half of homes were built in 2000 or later, and their larger primary baths usually come down to decisions about the tub, the shower pan, and dated finishes rather than old plumbing.

Tub, shower, or both

Tub-to-shower conversions are a regular part of our bathroom work, but in a hall bath it’s worth asking who still needs a tub before it goes. The bathroom estimator lets you keep the existing setup, replace it in the same spot, convert the tub to a walk-in shower, build a custom tile shower, or add a freestanding tub. Our tub-to-shower conversion page explains what that change involves.

Making a small hall bath work

Mid-century hall baths are often tight, and the layout rarely changes without moving plumbing. Within the same footprint, a narrower or wall-mounted vanity, a recessed medicine cabinet, a niche in the shower wall, and a glass panel in place of a curtain all make the room feel larger. Larger-format tile also means fewer grout lines to scrub. Our small bathroom remodel page has more ideas for tight rooms.

If someone in the house is finding the tub wall harder to step over, plan for it now. Grab-bar backing, a low-threshold shower, and a comfort-height toilet are simple to build in while the walls are open and awkward to add once new tile is up.

Mineral scale and moisture

According to the City of Fresno’s water quality report, hardness varies widely from one water source to the next, so some households fight cloudy glass and crusted showerheads constantly while others barely notice. If you’re in the first group, plan for fixtures with replaceable cartridges and shower glass with a protective coating. Our guide to hard water and fixture choices goes deeper.

Ventilation is the other half of a bathroom that lasts. Many older baths rely on a window or an undersized fan, and moisture that lingers shows up as peeling paint and mildewed caulk. Replacing an exhaust fan is fixture-level work, and how and where it vents is checked during the consultation; our bathroom ventilation and moisture guide explains why it matters.

Bathroom permits: city or county

Inside city limits, bathroom permits and inspections run through the city’s Building and Safety Services. Replacing a vanity or retiling a floor is a different scope from moving a toilet, relocating a drain, or adding a circuit, and permit needs are confirmed during the in-home consultation. Our permit guide for the City of Fresno explains the process, and homes in unincorporated pockets, such as parts of Sunnyside, go through Fresno County instead.

Planning ranges for Fresno bathrooms

Bathroom planning works in the same three bands as everything we build. Projects generally start around $15,000, a typical bathroom remodel comes in around $25,000, and primary suites with layout changes, custom tile, and frameless glass reach $30,000 to $40,000. In older homes, the unknowns sit behind the tile and under the tub, which is why the online number stays a range; our bathroom remodel cost guide for Fresno and Clovis breaks down what moves it.

From the bathroom estimator to a plan

The bathroom estimator starts with size, from small baths of about 35 to 50 square feet up to primary baths of 80 to 150 square feet or more. It then covers scope, shower or tub, tile style, vanity, layout, plumbing and electrical, finish level, and shower glass. A personalized planning range appears on screen, and if it works for you, the next step is a free in-home consultation where everything is measured and confirmed.
