Overview
Our shop is in southeast Fresno, and we remodel kitchens and bathrooms across the city, whether your home is a pre-war bungalow, a 1960s ranch house, or a 1990s tract home.
All American Renovations works out of a shop at 4143 E Madison Ave in southeast Fresno, so this city is home ground. Its houses range from pre-war bungalows near the Tower Theatre to tracts finished in the last decade, and each era brings different kitchen and bathroom problems. Here’s what those differences mean for planning, permits, and scheduling.
What Census data says about the housing here
Census estimates put the median home in the city at around 1979, and roughly half of all housing was built before 1980. About 4 in 10 homes date from the 1950s through the 1970s, the ranch-house decades, while about 1 in 10 is older than 1950. Only about a fifth went up in 2000 or later, and the newer tract areas lie mainly to the north and east.
That age profile shapes most remodel conversations. A 1960s or 1970s kitchen is often closed off from the living area, with soffits over the upper cabinets and a single ceiling light. Bathrooms from those decades tend to keep original tile, a tub and shower combination, and a vanity with little storage. In any home built before 1978, federal rules require lead-safe work practices when painted surfaces are disturbed.
Older central neighborhoods
In the 93728 ZIP code, which includes the Tower District, Census estimates place the median home around 1946, and more than a third of homes predate 1940. The district is known for California bungalow, Craftsman, Spanish Colonial Revival, and Storybook houses. Remodels there often run into plaster walls, small bathroom footprints, cast-iron tubs, and aging supply lines that only show once walls are open.
North-side tracts
The 93720 ZIP code around Woodward Park tells a different story, with a median build year near 1993 and more than a third of homes from the 1990s alone. Kitchens there usually have oak cabinets and tile or laminate counters. Bathrooms lean on fiberglass tub surrounds and cultured-marble vanity tops, builder-grade pieces nearing the end of their useful life.
City permits and the county islands inside Fresno
For homes inside city limits, building permits run through Building and Safety Services, part of the city’s Planning and Development Department at City Hall. Applications can also be filed online through the city’s Accela Citizen Access portal. Our guide to City of Fresno remodel permits explains the process step by step.
A Fresno mailing address doesn’t always mean the city is in charge. Unincorporated county islands sit inside the city’s outer boundary, including Old Fig Garden, which annexations have completely surrounded, and parts of Sunnyside. Homes there get permits from the county’s Department of Public Works and Planning, covered in our Fresno County permit guide. We confirm the right jurisdiction, and what your scope needs, during the in-home consultation.
Summer heat, hard water, and material choices
Summers here are long. Climate normals show about 38 days a year at 100 degrees or hotter and more than 100 days at 90 or above. That matters for flooring in front of sliding doors and west-facing windows, and for counters and cabinet finishes that sit in direct afternoon sun.
Water is the other local variable. The city’s water quality report shows hardness ranging from very soft at some sources to very hard at others, so scale on shower glass and faucet aerators is heavy in some houses and barely noticeable in others. If you already fight white spotting, mention it at the consultation so fixture and glass choices can account for it.
Drive times from East Madison Avenue
From the shop, most of the city is a short drive. In light traffic, downtown is about 5 minutes away, the Tower District about 10, the Bullard area about 15, and Woodward Park or Copper River Ranch about 20. Our hours are Monday through Saturday, 7:00 AM to 5:00 PM, and you choose a consultation time from the booking calendar after you see your planning range.
How a project here gets started
Every project begins in the online estimator. You choose the room, answer questions about size, scope, layout, and finish level, and enter your ZIP code so coverage can be confirmed. The planning range that appears on screen is a budgeting starting point, not a quote.
If the range fits, you book a free in-home consultation, where measurements, existing conditions, permit needs, and selections are confirmed before a plan and schedule are set. Kitchens and bathrooms run separately, so for room-by-room detail see our kitchen remodeling page for this city and the matching bathroom remodeling page, or go straight to the estimate selector. The city also anchors our Fresno and Clovis metro service area.
Planning numbers for older and newer homes
Kitchen projects start around $25,000, a typical kitchen remodel lands around $40,000, and larger kitchens with full layout changes or premium selections run $50,000 to $60,000. Bathrooms start around $15,000, typically land around $25,000, and reach $30,000 to $40,000 for primary suites or full layout changes. These are planning bands, not prices. In older houses, what sits behind plaster and original tile is the main reason a range stays a range until someone looks, and our guide to remodeling older Fresno homes covers the usual surprises.
