Guide

Most kitchen projects start around $25,000 and a typical remodel lands near $40,000. Here’s what pushes yours up or down, and how to get a range built on your own choices.

You know the kitchen isn’t working. There’s one short stretch of counter, a corner cabinet nobody can reach into, and finishes that date the whole house. What you don’t know yet is what changing it is likely to cost, so here’s how kitchen budgets come together in Fresno and Clovis and which decisions move the number most.

The planning bands we start from

We give homeowners three planning bands before anyone measures a wall. Most projects start around $25,000. A typical kitchen remodel lands around $40,000. Larger projects, such as full layout changes or premium selections throughout, run $50,000 to $60,000.

Treat these as planning guidance, not a quote. Smaller cosmetic jobs, like painting cabinets and swapping hardware, can come in under $25,000 elsewhere, but our kitchen projects typically start around that first band. Where your kitchen lands depends on the decisions below.

The decisions that move a kitchen budget

Two kitchens with the same footprint can end up far apart. The difference usually comes from a handful of choices, and knowing them helps you decide where your money goes before a design is drawn.

Layout

If the sink, range, and refrigerator stay put, plumbing, gas, and electrical work stays small, which leaves more of the budget for the things you see. Moving the sink to an island means new drain and vent routing, moving a gas range means moving its gas line, and taking out a wall raises structural questions. Work that touches structure, gas, or the electrical panel involves engineering or licensed trades and is evaluated during the in-home consultation.

Cabinets

Cabinets usually rank among the largest line items in a kitchen budget. Keeping or refacing sound boxes costs less than new cabinetry, and premium or custom lines sit at the top. Construction, door style, finish, and the number of drawers all play a part, and the guide to stock, semi-custom, and custom cabinet costs breaks them down.

Countertops

Quartz, granite, and porcelain each price differently, but the material is only part of the story. Slab count, edge profile, seams, sink and cooktop cutouts, and the backsplash plan all move the number, so read what drives countertop costs before you fall for a slab.

Flooring

Replacing the kitchen floor raises a question people don’t expect: where does the new floor stop? In many homes the kitchen floor runs into a dining area, family room, or hallway, so a clean transition can cover more area than the kitchen itself. Whether the floor goes in before or after the cabinets also affects the labor.

Plumbing, electrical, and finish level

Keeping plumbing, outlets, and lights in their current locations is the simplest path. Adding a few outlets or lights is a modest step, relocating plumbing or wiring is a bigger one, and any new circuit involves licensed electrical trades and is evaluated during the in-home consultation. Finish level, meaning faucets, hardware, lighting, and backsplash tile, adds up quietly because each piece looks small on its own.

What Fresno and Clovis homes add to the picture

The age of your house predicts a lot about what demolition will uncover. In Census Bureau estimates, the median Fresno home dates to 1979 and the median Clovis home to 1995. Roughly half of the housing in Fresno predates 1980, against about three in ten homes in Clovis.

Older kitchens are more likely to hide galvanized water lines, ungrounded wiring, soffits that carry ducts or vent pipes, and floors that have settled out of level. None of that is a reason to skip the remodel. It is a reason to keep part of your budget unassigned until the walls are open, and if your house is on the older side, read more about remodeling older Fresno homes.

Newer houses tend to have fewer surprises behind the drywall, so more of the money goes to what you see. Either way, permit needs depend on the work and on whether your address falls under the City of Fresno, the City of Clovis, or Fresno County. They are confirmed during the in-home consultation, and you can read ahead on remodel permits in the City of Fresno and remodel permits in Clovis.

Where to spend and where to save

A useful rule: spend where the decision gets buried, and save where it gets bolted on. Anything that ends up inside a wall, under a countertop, or behind a cabinet is expensive to revisit.

  • Worth the money: a layout that fixes how you actually cook, sturdy drawer boxes on full-extension slides, wiring for under-cabinet lights while the walls are open, and a countertop you won’t have to baby.

  • Easy to upgrade later: cabinet pulls, pendant fixtures on existing boxes, the faucet, paint colors, and bar stools.

  • Often a smart trade: keeping a layout that already works and putting the difference into the cabinets and counters you touch every day.

Mistakes that knock kitchen budgets off course

  • Choosing appliances last. Cabinet openings, gas and electrical connections, and countertop cutouts all hinge on the exact models, so swapping a 30-inch range for a 36-inch one late in the game ripples through the plan.

  • Changing selections after ordering. Swapping a door style or countertop color once orders are placed can mean restocking charges and a longer wait.

  • Budgeting only for what shows. Demolition, haul-away, drywall repair, paint, and bringing the work you touch up to current code are real costs, even if nobody photographs them.

  • Leaving no cushion in an older house. When every dollar is spent on finishes, a soft subfloor under the sink becomes a crisis instead of a decision.

How to compare kitchen quotes fairly

Two quotes are only comparable when they describe the same kitchen. Line them up and check that each one spells out:

  • Demolition, disposal, and floor and dust protection

  • Cabinet line, construction, number of pieces, trim, and finished panels

  • Countertop material, edge, backsplash, and sink cutout

  • Flooring area, including where it meets other rooms

  • Plumbing and electrical scope, and how permit needs are handled

  • Drywall repair, paint, appliance hookup, and cleanup

  • Which items are firm selections and which are allowances

Allowances are budget placeholders for items you haven’t picked yet, and a low one can make a bid look cheaper than the kitchen you actually want. For more, see how to compare remodeling bids.

Get a range built on your kitchen

The kitchen estimator asks about size, scope, cabinetry, countertops, flooring, layout, plumbing and electrical, and finish level. It takes a few minutes, and the planning range you see is based on those exact selections rather than a citywide average.

When the range looks right for your plans, book the free in-home consultation, where the room gets measured, existing conditions and permit needs get checked, and selections get confirmed. That’s when a planning range becomes a plan.
