Overview
Most Oakhurst kitchens date from the 1960s to the 1990s. Here is how we plan layout, lighting, propane ranges, well-water sinks, and deliveries in the foothills.
About half of Oakhurst’s homes went up in the 1970s and 1980s, and a kitchen from those decades that still has its original cabinets, counters, and single ceiling light is easy to recognize. In the foothills, a kitchen remodel also has to account for the water source, the fuel the range runs on, and how materials get up the driveway.
What 1970s and 1980s kitchens need
Kitchens from the 1970s were usually closed rooms with soffits and limited counter space, while 1980s kitchens often brought oak cabinets with tile or laminate counters. Both tend to have too few work lights and too little drawer storage, and a home built before 1978 adds lead-safe requirements whenever painted cabinets or trim are disturbed.
The estimator’s cabinet question runs from keeping what you have to refacing, new, or premium and custom cabinets, and its counter question from keeping yours to new quartz or premium stone. Sound boxes make refacing plus quartz a middle path; if they are worn or the layout fights you, new cabinets are the cleaner answer, and the cabinet replacement page explains what that involves.
Opening a closed kitchen to the living area is a common goal, but changes to a load-bearing wall involve engineering and licensed trades. We evaluate walls during the consultation and look at options such as reworking the cabinet plan within the existing room. Our open versus closed kitchen guide lays out the tradeoffs. Within the existing footprint, deep drawers for pots, a pantry cabinet, and roll-outs in the base cabinets make far better use of the same space.
Lighting a kitchen that relies on one fixture
A single center light leaves you working in your own shadow. Under-cabinet lights, pendants over an island or peninsula, and recessed lights placed over the counters make a bigger daily difference than most finishes. See the kitchen lighting plan guide for how the layers work together.
New fixtures on existing circuits are part of a remodel. Where a lighting plan needs new circuits, licensed electrical trades we coordinate take that part on after an in-person evaluation.
Water, propane, and the sink
If your home is on a private well, tell us about any treatment equipment under the sink or in the garage so the new sink base leaves room for it. Wells vary from one property to the next, and what builds up on your current faucet helps us recommend a finish. Our sinks and faucets page compares materials and finishes.
If the range runs on propane, keeping it in the same spot keeps the plan simpler. Moving it to an island or another wall means relocating a gas line, a job for licensed plumbing trades that we evaluate during the consultation. Mention any new range or cooktop you plan to buy, since it needs to be set up for propane. If your range hood recirculates rather than venting outside, a replacement on the existing setup is part of the remodel, while a new duct route through a wall or roof is evaluated in person.
Septic systems and garbage disposals
If your home is on a septic system, think twice before adding or upsizing a garbage disposal. The EPA notes that an in-sink disposal can affect how often a septic tank needs pumping, because food waste breaks down slowly and builds up as scum and sludge. We ask about your waste system during the consultation so the sink plan fits it.
Deliveries, driveways, and winter in Oakhurst
Cabinets and stone counters are heavy and awkward, and some foothill driveways are steep, narrow, or unpaved. We look at access during the consultation so deliveries can be planned around it, including where cabinet boxes can stay dry indoors before installation. Winter storms occasionally bring snow low enough to affect Highway 41, and the schedule we lay out allows for that possibility. Stone counters are measured after the cabinets are in, so fabrication and installation mean a separate trip up the hill.
If your kitchen opens onto an entry or deck door, the floor takes grit and water from outside, so durability and easy cleaning matter more than usual. Flooring is its own question in the estimator, keep or replace, and we talk through materials in person.
Permits and planning bands
As an unincorporated community, Oakhurst falls under the Madera County Building Division for permits. Our county permit guide explains the process, and permit needs for your scope are confirmed during the consultation.
A typical kitchen remodel lands around $40,000, while most projects start around $25,000 and a new layout or premium selections can take it to $50,000 to $60,000. Use the kitchen estimator for a planning range rather than a quote; the drive from our Fresno shop runs about 65 minutes, with consultations scheduled Monday through Saturday.
At your home, we confirm measurements, check the cabinets for water damage, and note the water source, fuel, and access, since each one shapes the plan. The plan and schedule that follow reflect all of it.

What affects the investment
Scope, layout, selections, and existing conditions.
The range for a kitchen depends on how much of the room changes: whether the layout stays or moves, the cabinetry and countertop selections, flooring and lighting, and the condition of what is behind the walls today. Most kitchen projects start around $25,000, a typical remodel lands around $40,000, and larger kitchens with layout changes or premium selections run $50,000 to $60,000. Your estimated range gives you a planning starting point before we confirm details in person.
