Overview
Remodeling a kitchen or bath in Oakhurst means planning around wells, septic, propane, and winter access. Here is how county permits, travel, and estimates work.
Oakhurst sits at about 2,270 feet in the Sierra foothills, where Highway 41 meets Highway 49, roughly 14 miles south of Yosemite’s southern entrance. Kitchens and bathrooms here raise questions that a house on city water and sewer doesn’t, from wells and septic systems to winter access, and we work through them with you before any plan is final.
A town once called Fresno Flats
The community was known as Fresno Flats until 1912, when it was renamed Oakhurst, and the Fresno Flats Historical Village and Park still preserves several 19th-century buildings from the area. It remains an unincorporated community in Madera County, so county agencies, not a city hall, handle permits and services such as the local sewer district.
Homes from the 1960s through the 1990s
About 8 in 10 homes here were built between 1960 and 1999, by Census estimates, with the 1980s alone accounting for about 26%. Only about 9% have gone up since 2000, the population is close to 5,000, and roughly 83% of occupied homes are owner-occupied.
For kitchens, that usually means oak or laminate cabinets, tile or laminate counters, and lighting that leaves work areas dim. Bathrooms from those decades often have fiberglass tub surrounds, cultured-marble vanities, and fans that are undersized or missing. About half of the homes predate 1980, and in those built before 1978, old paint is handled under federal lead-safe rules.
Wells, septic, propane, and access
Depending on the parcel, a home here may draw water from a community water system or its own well, and drain to the county-run sewer district that serves part of town or to an on-site septic system. None of that rules out a remodel, but each one shapes the plan:
Water source: every private well is different, so we ask about any treatment equipment and look at what is building up on your fixtures.
Septic or sewer: we confirm which one serves the house before planning fixture changes.
Propane: if your range or water heater runs on it, moving a gas line is work for licensed plumbing trades and is evaluated in person.
Access: steep or narrow driveways affect deliveries and debris removal, so we look at them during the consultation.
For homes on septic, the EPA notes that faucet aerators and high-efficiency shower heads reduce the volume of water entering the system, which makes a remodel a sensible time to update fixtures. If the house is up a long private road or a steep, unpaved driveway, mention it when you book.
Scope of our work
We are a B-2 Residential Remodeling contractor, CSLB license #1111311, insured and bonded, and we remodel kitchens and bathrooms only. Decks, roofing, additions, whole-house projects, and HVAC are outside our work. Within a kitchen or bath, fixture-level plumbing and lighting are part of the remodel, while new circuits, gas line changes, and structural questions are evaluated in person with licensed trades.
Permits through Madera County
Because the community is unincorporated, building permits go through the Madera County Building Division, part of the county’s Community and Economic Development Department, whose office is in the city of Madera. The county accepts permit applications online. Our Madera County permit guide covers the process, and the in-home consultation settles whether your project needs one.
Getting up the hill from Fresno
Oakhurst is about 65 minutes from our shop, roughly 47 miles north on Highway 41. There is no foothill office, so coverage is confirmed by ZIP code in the estimator, and consultations are scheduled Monday through Saturday.
Winter can change the calendar. In February 2026, snow fell to about 2,000 feet and the CHP urged drivers to avoid Highway 41 north of town until the storm passed. Storms like that can push back a site visit or a delivery, so winter access is part of what we talk through during the consultation.
Starting the estimate
Choose a kitchen or bathroom on the estimate request page, answer the questions, and you’ll see a personalized planning range. The planning bands are simple. Kitchens: a starting point around $25,000, roughly $40,000 for a typical remodel, and the largest projects at $50,000 to $60,000. Bathrooms: around $15,000 to start, roughly $25,000 for a typical remodel, and $30,000 to $40,000 for the largest projects. Projects with both rooms run through the estimator one room at a time.
With a range that fits, the next step is a free in-home consultation that confirms the details before you get a clear plan and schedule. Each step is laid out on our remodeling process page, and the Sierra foothills service area covers nearby communities.
