Overview

Many Chowchilla homes date from the 1970s or the 2000s building boom. See what that means for kitchens and baths, who handles permits, and how to get a planning range.

If your Chowchilla house has a kitchen walled off from the family room, or a primary bath built around a tub you never fill, you are living with two of the eras that built much of the town. All American Renovations remodels kitchens and bathrooms from our shop in southeast Fresno, about 50 minutes south on Highway 99.

A ranch town laid out in 1912

The town began when Orlando Robertson bought the Chowchilla Ranch in May 1912 and set aside its northeast corner for a town site. The palm trees along Robertson Boulevard went in the following year on a boulevard laid out 100 feet wide, the early street names were changed to California county names in the 1920s, and the city incorporated on February 7, 1923.

Today the city sits along Highway 99 about 16 miles northwest of Madera and 18 miles southeast of Merced, with Robertson Boulevard running southwest from the freeway as State Route 233. The Census Bureau’s estimates put the population near 18,900, with about 59% of occupied homes lived in by their owners.

Housing by decade

Growth came in waves. About 13% of today’s homes were built before 1950, roughly 35% between 1950 and 1979, about 21% in the 1980s and 1990s, and close to 31% since 2000, according to Census estimates, with the 2000s alone accounting for about a quarter of all homes.

Homes from the 2000s boom are now reaching their first full remodel. Kitchens from that decade often have granite, maple or cherry-toned cabinets, and builder-grade lighting, while primary baths often pair a large garden tub with a small shower and a builder-grade pan.

The 1970s houses, about one in five homes in town, tend to have closed kitchens with soffits and original tub-shower combinations in the hall bath, and the 1980s and 1990s added oak cabinets, tile counters, cultured-marble vanities, and fiberglass surrounds. Anything built before 1978 falls under the EPA’s lead renovation rules whenever old paint is disturbed, and the oldest homes can add plaster walls, older wiring, and galvanized supply lines.

The work we take on

All American Renovations holds California license #1111311 from the CSLB, classification B-2 Residential Remodeling, and is insured and bonded. Our projects are kitchens and bathrooms: cabinets, counters, tile, flooring, showers, tubs, vanities, and fixtures. We don’t take on additions, roofing, whole-house remodels, or HVAC.

Changes to walls, new circuits, gas lines, or supply piping are evaluated in person, with licensed trades we coordinate and engineering where it is needed. Fixture-level work, such as a new faucet, toilet, light fixture, or exhaust fan on an existing circuit, is part of the remodel.

Permits at the Civic Center

Within city limits, building permits are handled by the City of Chowchilla’s Community & Economic Development Department at the Civic Center on South Second Street. The city notes that some permits can be issued over the counter, while other projects need plans left for review.

Addresses in unincorporated Madera County around town fall under the county’s Building Division instead, and our Madera County permit guide covers that process. Whichever applies, we confirm what your project needs during the in-home consultation.

Fifty minutes from our Fresno shop

Chowchilla sits about 50 minutes from 4143 E Madison Ave, roughly 40 miles by road. That is well within the area we serve, but we don’t keep an office in town, so the estimator confirms coverage by ZIP code before a consultation is booked for a day between Monday and Saturday.

The city’s water comes entirely from groundwater wells, and well water can leave mineral spots on glass and scale on faucets. That is worth mentioning when we talk through fixture finishes and shower glass, and the city’s annual water quality report lists what is in the water if you want the details.

How to start

Pick the room on our estimate request page, answer the questions, and you’ll see a personalized planning range. For a kitchen, expect a starting point around $25,000 and about $40,000 for a typical remodel, while layout changes or premium selections can reach $50,000 to $60,000. For a bathroom, expect about $15,000 to start, about $25,000 for a typical remodel, and $30,000 to $40,000 for a primary suite. It is planning guidance, not a quote, and kitchen and bathroom projects each run through their own estimator.

A free in-home consultation follows if the range fits, confirming measurements, existing conditions, permits, and selections before you get a clear plan and schedule. The remodeling process page walks through each step, and the Madera County service area page covers nearby communities.
