Overview
Corcoran’s homes range from before 1940 to the 2000s, and each era leaves different problems in its kitchens and baths, from cast-iron tubs to worn shower pans.
If you are still cooking around a cramped, dated layout or scrubbing a tub surround that never looks clean, you are probably deciding whether to fix one room or both. For a house in Corcoran, the right plan depends a lot on when it was built, and homes there run from before 1940 through the 2000s.
Corcoran’s homes, decade by decade
The median home here was built around 1982, according to the Census Bureau’s 2019 to 2023 survey, but the spread tells you more than the middle. Roughly a quarter of homes predate 1960, nearly another quarter went up in the 1960s and 1970s, and about a third arrived in the 1990s and 2000s. Survey figures for a small city carry wide margins, so read these as rough shares.
Before 1960: compact bathrooms, cast-iron tubs, plaster or early drywall, and possibly galvanized supply lines or older wiring behind the walls.
1960s and 1970s: closed or galley kitchens, soffits over the upper cabinets, and original tile around a tub and shower combination.
1990s and 2000s: oak or maple cabinets, tile or early granite counters, cultured-marble vanity tops, and builder-grade shower pans nearing the end of their life.
About half of the city’s housing was built before 1980, and federal lead-safe rules govern any work that disturbs paint in a home built before 1978. If opening a wall turns up galvanized lines or wiring that needs more than new fixtures, that part involves licensed plumbing or electrical trades and gets evaluated at the in-home consultation, not guessed at online.
Permits come from the city, not the county
Inside city limits, remodel permits go through the Building Division of Corcoran’s Community Development Department, which enforces the California building and energy codes. Rural properties beyond the city line fall under Kings County instead, as our Kings County permit guide explains. Whether your particular kitchen or bath scope needs a permit is settled at the in-home consultation, once the work is defined.
A 75-minute drive, planned for
From our shop on East Madison Avenue in southeast Fresno, Corcoran is about 75 minutes and a little over 50 miles by road, inside the 60-mile radius we serve. The estimator asks for your ZIP code, and coverage is confirmed before anything is booked. Consultations happen Monday through Saturday between 7:00 AM and 5:00 PM, so a Saturday visit is possible if weekdays are tight.
A farm town in a low basin
Land developer Hobart Johnstone Whitley laid out the town, the main street carries his name, and it incorporated in 1914 with agriculture as its economic base, which it still is. The town sits low in a basin that has seen areal flooding in notable years, including 1983 and 2023. If water ever reached your floors, mention it early, because the condition of the subfloor decides what can go down; our comparison of LVP and tile flooring explains the tradeoffs.
Start with a planning range
Both the kitchen estimator and the bathroom estimator end with a planning range on screen, not a quote. Kitchen projects start around $25,000 and a typical kitchen lands near $40,000, while bathrooms start around $15,000 and a typical bathroom lands near $25,000. For the rest of the county, see our Kings County overview.
