Overview
Sanger, Reedley, Parlier, and Orange Cove: kitchen and bathroom remodeling for 1950s ranch homes and 2000s subdivisions alike, with drive times and permit offices.
Some kitchens on this side of the county still have the soffits and closed-off walls they were built with in the 1950s and 1960s. Others, in 2000s subdivisions, have newer cabinets but bathrooms with builder-grade showers starting to fail. East Fresno County has plenty of both.
Four cities east and southeast of Fresno
In our service area, East Fresno County means Sanger, Reedley, Parlier, and Orange Cove, plus the unincorporated land around them. Sanger is about 13 miles east-southeast of Fresno. Reedley, which calls itself the World’s Fruit Basket, sits along the Kings River about 22 miles out, Parlier lies about 5.5 miles east-northeast of Selma, and Orange Cove is about 8 miles east-northeast of Reedley. All four are long-established towns: Sanger incorporated in 1911, Reedley in 1913, Parlier in 1921, and Orange Cove in 1948.
About 20 to 55 minutes from our shop
Route estimates from our shop in southeast Fresno put Sanger about 20 minutes away, Parlier about 35, Reedley about 40, and Orange Cove about 55. Those numbers assume light traffic, and Sanger is the only one of the four inside half an hour.
Older town centers, newer subdivisions
Sanger and Reedley have the older housing of the four. Census estimates put both medians in the early 1980s, and roughly 47% of homes in each were built before 1980. Sanger also has a large 2000s layer, with about 1 in 4 of its homes built between 2000 and 2009. Reedley’s newer homes are spread more evenly, with roughly 18% from the 1990s and another 18% from the 2000s.
Parlier and Orange Cove skew a bit younger, with medians around 1989 and large shares from the 1990s and 2000s. Orange Cove still has an older pocket, with roughly a quarter of its homes built in the 1950s and 1960s. Ownership varies as well: about 63% of Sanger homes are owner-occupied, compared with about 44% in Parlier and 43% in Orange Cove.
What that means for your kitchen or bath
In a 1950s or 1960s house, expect a closed or galley kitchen, soffits over the upper cabinets, and a hall bath with original tile around a tub and shower combination. Those homes predate 1978, so EPA lead-safe work practices apply wherever painted surfaces get disturbed.
Homes from the 1990s usually show their age through oak cabinetry, laminate or tile countertops, molded cultured-marble vanity tops, and fiberglass tub-and-shower units. In the 2000s houses, the usual candidates are a garden tub that takes up floor space without getting used and a builder-grade shower pan near the end of its life. For room-by-room detail, see our kitchen remodeling and bathroom remodeling pages.
City permits and county permits
Each of the four cities issues its own building permits. Sanger’s process is covered in our City of Sanger permit guide, while Reedley, Parlier, and Orange Cove handle permits through their own city offices. City limits, not the mailing address, decide where a permit is filed.
If your home sits outside city limits, even with a Sanger or Reedley address, Fresno County is the permit office; see the Fresno County permit guide. Whether your project needs a permit, and which kind, is settled during the in-home consultation.
