Overview
Nearly half of Reedley’s homes predate 1980, and many of the rest are 1990s and 2000s builds. Here’s how that shapes kitchen and bath remodels, permits and planning.
A 1950s kitchen with no spot for a dishwasher, a 1990s bath with a cultured-marble top cracked at the drain. Reedley has plenty of both, and each calls for a different kind of plan. From our base in southeast Fresno the drive is about 40 minutes, and Reedley is one of the east Fresno County cities in our service area.
Fruit, the Kings River and a 1913 city
The town is named for Thomas Law Reed, who grew wheat here and donated land for a railroad station; railroad officials named the settlement for him in 1888, and the city incorporated in 1913. A colony of German Mennonites was an important part of the early town, and the city’s own history says their traditions still shape local culture. The Mennonite Quilt Center on G Street reflects that heritage, and the downtown opera house dates to 1903, built after a fire destroyed two blocks of the business district.
The Kings River runs through town, and the slogan The World’s Fruit Basket, which dates to the Chamber of Commerce in 1946, still appears on the city seal. Downtown centers on G Street, where City Hall sits, and the city is also home to a community college. Census estimates put the population at about 25,400.
The housing stock by decade
Census estimates give a median build year of about 1983 for homes in the city. Nearly half, about 47 percent, were built before 1980, including roughly 1 in 5 from before 1960; the 1950s alone account for about 11 percent. On the newer side, the 1990s and 2000s each added about 18 percent. All told, Census estimates count about 7,200 occupied homes in the city.
Just over half of homes, about 55 percent, are owner-occupied, so a sizable share are rentals. A rental usually calls for durable standard or upgraded finishes, while a home you plan to stay in might justify premium selections in the rooms you use most.
What each era brings to a remodel
1950s homes: small kitchens with few outlets, compact baths with cast-iron tubs and the possibility of galvanized supply lines or cast-iron drains behind the walls.
1960s and 1970s houses: closed layouts, soffits over the cabinets and original tile baths, with EPA lead-safe rules in play for anything built before 1978 once paint is disturbed.
1990s and 2000s subdivisions: oak or maple cabinets, tile or granite counters, fiberglass tub units and builder-grade valves and shower pans that are near the end of their life.
Water is a smaller factor than age, but it matters for fixtures. Reedley’s wells averaged 93 parts per million of hardness in the city’s 2025 water quality report, which is moderately hard on the U.S. Geological Survey’s scale, so glass and dark finishes will show some spotting over time.
Permits from the Community Development Department
Inside city limits, permits come from the City of Reedley Building Division, part of the Community Development Department at 1733 9th Street. Applications and plans go through an online portal, and staff review each submission for zoning, engineering and building compliance before a permit is issued. For interior work, the city asks for floor plans and cross-sections.
A Reedley mailing address doesn’t always mean city limits. If your home sits in unincorporated Fresno County, the county handles permits, and our Fresno County permit guide explains that office; the in-home consultation is where your project’s permit needs get pinned down.

Ranges first, then a walk-through
Begin with the kitchen estimator or the bathroom estimator, since each room is estimated on its own. You answer questions about size, scope, layout, plumbing and electrical changes, and finishes, and a personalized planning range appears on screen. Our remodeling process page shows what happens after that.
Ranges help you plan; they aren’t quotes. Kitchen projects usually start around $25,000, a typical kitchen remodel sits around $40,000, and big layout changes or premium selections reach $50,000 to $60,000. Bathrooms usually start around $15,000, a typical bathroom remodel sits around $25,000, and premium primary suites reach $30,000 to $40,000. At the consultation, measurements, conditions, permits and selections are confirmed, and structural, electrical or plumbing changes beyond fixtures are reviewed with engineering or licensed trades.
