Overview

Most homes around Woodward Park date from the 1980s and 1990s, when this part of north Fresno filled in. That era’s cabinets, counters and tub surrounds set the agenda.

Oak cabinets worn pale around the pulls, tile counters with grout that never quite comes clean, a fiberglass tub surround in the hall bath: homes from the decades when north Fresno filled in were often built with exactly those finishes. If that describes your Woodward Park home, the fixes are well understood.

A park first, then the neighborhoods

Woodward Park began with a bequest. Ralph Woodward, a Fresno businessman who died in 1961, left part of his estate for a regional park and bird sanctuary, and in 1964 his trustees bought land beside State Route 41 and Shepherd Avenue, with Friant Road along the east side. The park opened in 1968 beside the San Joaquin River, and the Shinzen Friendship Garden was dedicated there in 1981.

It has since become a regional draw. California’s high school cross country state championships have been run there since 1987, and its trails connect to the Lewis S. Eaton Trail along the river.

The houses came afterward. A 1988 City of Clovis planning document described the land west of Willow Avenue as “the developing Woodward Park Community of Fresno,” and the City of Fresno still amends its Woodward Park Community Plan as this part of town changes.

Built mostly in the 1980s and 1990s

In the 93720 ZIP code, which includes the park, the Census Bureau’s estimates show a median build year of about 1993. About 37% of homes date from the 1990s and 24% from the 1980s, so roughly six in ten went up in those two decades, with another 19% from the 2000s. About 57% are owner-occupied.

Updating a kitchen from the 1980s or 1990s

Kitchens from this period often pair oak cabinets with tile or laminate counters and builder-grade sinks and faucets nearing the end of their life. Some owners keep sturdy cabinet boxes and change doors, counters and lighting; others want a different layout altogether. Our comparison of a kitchen refresh versus a full remodel helps you decide which path fits.

The roughly one in five homes from the 2000s tend to start elsewhere: granite tops, cabinets in maple or cherry tones and larger primary baths centered on a garden tub. Those kitchens may need new lighting, hardware and a backsplash more than new cabinets.

Bathrooms: cultured marble and fiberglass

Bathrooms of the era tend to pair cultured-marble vanity tops with one-piece fiberglass tub and shower units and basic fixtures. If the primary bath has a tub that mostly goes unused, a tub-to-shower conversion is a practical way to reclaim the space. Hall baths shared by kids or guests usually benefit more from durable tile and better ventilation than from luxury finishes.

Permits in this part of north Fresno

The park and the neighborhoods around it lie within Fresno city limits, so building permits are issued by City of Fresno Building and Safety. The 93720 ZIP code also takes in the small unincorporated Fort Washington community, where Fresno County is the permitting agency. Your remodel’s specific permit needs are confirmed in person at the consultation; our Fresno permit overview has the basics.
