Overview
Fresno, Clovis, and the unincorporated pockets between them, with kitchen and bath remodels planned around each area’s housing era and permit office.
Maybe it’s a 1950s hall bath with its original tile, or a 2000s kitchen where the granite still looks fine but the layout never worked. Across Fresno and Clovis, the age of the house usually decides what a remodel has to solve first. Our shop is at 4143 E Madison Ave in southeast Fresno, so this is the closest part of our service area.
Where the metro coverage reaches
This area covers the City of Fresno and the City of Clovis, plus the unincorporated communities inside and around them. Two of them sit right against the city: Sunnyside, an eastern suburb, and Old Fig Garden, an unincorporated island the City of Fresno has fully surrounded through annexations. Easton, about 7.5 miles south of downtown, Del Rey, just south-southwest of Sanger, and Friant, at the base of Friant Dam, are included too.
Inside the two cities, the neighborhoods vary as much as the houses do: the Tower District, the Fresno High and Huntington Boulevard area, the Bullard area, Woodward Park, Copper River Ranch, Old Town Clovis, Loma Vista, Harlan Ranch, and the Buchanan area of northeast Clovis.
Drive times from our shop
Route estimates put central Fresno about 5 minutes from our shop and the center of Clovis about 15. Sunnyside, the Tower District, and the Fresno High area are about 10 minutes out. The outer neighborhoods, such as Woodward Park, Copper River Ranch, Harlan Ranch, and Loma Vista, run about 20 minutes. All of those figures assume light traffic.
How the housing changes from the core outward
Census estimates put the median Fresno home at about 1979. Roughly half of the city’s housing was built before 1980, and about 1 in 10 homes predates 1950. Clovis runs younger, with a median around 1995 and roughly 44% of its homes built in 2000 or later.
The spread inside the metro is wider than those medians suggest. The 93728 ZIP code that includes the Tower District has a median build year of about 1946, while the 93730 ZIP code that includes Copper River Ranch sits around 2003. Old Fig Garden and Sunnyside fall in between, at about 1956 and 1966. About half of Fresno homes are owner-occupied, compared with about two-thirds in Clovis.
What kitchens and baths tend to need, by era
Before 1950, common around the Tower District: plaster walls, cast-iron tubs, small bathrooms, and galvanized supply lines whose condition shows once walls are open.
1950s to 1970s ranch homes, common around Fresno High, Sunnyside, Old Fig Garden, and northeast Fresno: closed or galley kitchens, soffits above the upper cabinets, original tile baths, and tub and shower combinations.
1980s and 1990s tracts, common around Woodward Park and the Bullard area: oak cabinets, tile or laminate counters, cultured-marble vanities, and fiberglass tub surrounds.
2000s and newer, common in Harlan Ranch, Loma Vista, and Copper River Ranch: granite counters, garden tubs that rarely get used, and builder-grade shower pans reaching their first full remodel.
Any home built before 1978 falls under EPA lead-safe rules for work that disturbs painted surfaces. If a plan involves moving walls, adding circuits, or replacing supply lines, those items need engineering or the licensed electrical and plumbing trades we coordinate, and they’re evaluated during the in-home consultation.
Which office issues the permit
Inside Fresno city limits, work goes through the city’s Planning and Development Department, and work inside Clovis city limits goes through the City of Clovis Building Division. Sunnyside, Old Fig Garden, Easton, Friant, and Del Rey are unincorporated, so Fresno County’s Department of Public Works and Planning issues permits there, even when the mailing address says Fresno.
What your project needs is confirmed during the in-home consultation. Each office’s process is laid out in our City of Fresno permit guide, City of Clovis permit guide, and Fresno County permit guide.
Getting a metro project on the calendar
Start with the kitchen estimator or the bathroom estimator. You answer questions about the room, the scope, and your selections, then add your contact details and ZIP code. Your planning range comes from those answers, and the ZIP code is how we confirm the address is in our area.
If the project is a fit, the next step is a free in-home consultation, and those run Monday through Saturday. For more on either city, see our Fresno service area page and our Clovis service area page.
