Overview
Bathroom remodeling for Tulare homes, from fiberglass tub surrounds and cultured-marble tops to 2000s primary baths with a garden tub that sits unused.
The fiberglass surround has gone chalky, the cultured-marble top has a hairline crack near the drain, and the fan sounds busy but barely clears the mirror. Those are 1980s and 1990s bathroom problems, and Tulare has plenty of houses from those decades. Read on for how to plan the fix, what it typically involves, and how scheduling works from our Fresno shop.
What Tulare bathrooms usually look like
Roughly 31% of local homes went up in the 1980s and 1990s and another third after 2000, per Census figures. Bathrooms from those decades share a short list of problems:
Fiberglass or acrylic one-piece tub surrounds that dull and crack with age.
Cultured-marble vanity tops with molded bowls that stain and craze.
Primary baths built around a garden tub, with a shower too small for the room.
Builder-grade exhaust fans that are loud and move too little air.
Older homes, about 38% of the city’s stock, add original tile, smaller hall baths, and painted surfaces that fall under federal lead-safe rules if built before 1978. Their walls get a closer look at the consultation before any tile is chosen.
Measuring before you start
Room size is the first thing the bathroom estimator asks. Its small option covers about 35 to 50 square feet, medium about 50 to 80, and large or primary about 80 to 150 square feet or more. Hall baths in many tract homes land in the small or medium range, while primary suites usually fall in the large one. A tape measure and a quick sketch of where the door, window, and fixtures sit will make your planning range more accurate.
Hall bath or primary bath
A hall or guest bath usually stays in its footprint: a new tub or shower, tile, vanity, lighting on existing circuits, and a better fan. Our hall and guest bathroom page covers that kind of project. A primary bath is where layout changes come up, such as trading the garden tub for a larger walk-in shower or adding a second sink. Moving drains, valves, or walls involves licensed plumbing trades and sometimes engineering, so those changes are evaluated during the in-home consultation.
Torn between converting just the tub and redoing the whole room? What each one includes is laid out in our comparison of a tub-to-shower conversion vs. a full bathroom remodel.
Primary suites from the 2000s
Homes from 2000 on, about a third of the total, tend to share a primary bath layout: a garden tub, a separate shower sized for one person, and a double vanity. If you like to soak, the estimator also offers a freestanding tub, which can feel lighter in the room than a deck-mounted one. If nobody uses the tub, that floor area can go to a larger shower with a bench instead.
Shower and vanity choices
Tile or acrylic for the new shower
Shower and tub choices in the estimator run from keeping what you have to replacing it in the same spot, converting a tub to a walk-in shower, building a custom tile shower, or adding a freestanding tub. When a fiberglass surround is coming out, the next decision is usually tile versus another acrylic system. Our tile vs. acrylic showers comparison walks through cleaning, appearance, and what goes behind the wall.
Vanities that replace cultured marble
Cultured-marble tops were standard in many 1990s homes, and once they crack or stain, replacement is usually the cleaner fix. You can keep the existing vanity in the estimator or choose a standard, upgraded, or custom replacement, and our vanities and storage page covers drawer layouts and sizing.
Water and ventilation
Soft water, easier glass
Tulare’s 2025 water quality report shows soft water, with total hardness averaging about 25 parts per million across the city’s wells. In a bathroom, that means less mineral crust on showerheads and frameless glass than in harder-water towns. Spots still appear wherever water dries, so a squeegee after showers keeps glass clear.
Getting moisture out
A fan that hums without moving much air leaves steam on the mirror and moisture in the grout and paint. Replacing it with a quieter, properly sized fan on the existing circuit is fixture-level work and pairs well with any shower upgrade. If the fan needs a new circuit or a new route to the outside, that is evaluated at the consultation with licensed electrical trades.
Permits, budget, and scheduling
Permits for bathroom work inside city limits come from the City of Tulare Building Division at City Hall, and whether your project needs one is confirmed during the in-home consultation. Details are in our guide to Tulare permits.
Smaller bathroom projects start around $15,000, where most of our work begins, a typical bathroom remodel lands around $25,000, and primary suites with layout changes or premium selections run $30,000 to $40,000.
