Overview

Most Clovis kitchens came with a home built since 1990. Here’s what tends to wear out first, how a refresh compares with a full remodel, and how city permits fit in.

Speckled granite with a short tile backsplash, maple doors worn pale around the sink, an island that mostly collects mail. If that sounds like your kitchen, it fits the housing here: roughly 6 in 10 homes in Clovis were built in 1990 or later. Those kitchens tend to need new surfaces and better storage more than a new floor plan, though not always.

Clovis kitchens by build decade

2000s and 2010s homes

More than 4 in 10 homes in the city were built in 2000 or later. Kitchens from that era usually have granite counters and maple or cherry cabinets, often around an island, and the layout often still works. What dates them is the surface: busy granite, a short backsplash, builder-grade lighting. In the 93619 ZIP code that includes Loma Vista, about 7 in 10 homes were built between 2000 and 2019.

1990s homes

About 15 percent of homes date from the 1990s. Expect oak cabinets, tile counters with grout that has darkened over time, and laminate or vinyl floors. Cabinet boxes from this period are often solid enough to keep or reface, which shifts the budget toward counters, flooring, and lighting.

Older homes around Old Town

Near Old Town, the median home in the 93612 ZIP code was built around 1976, and roughly half of homes there went up in the 1960s and 1970s. Kitchens there are more likely to be closed off, with soffits over the uppers and limited outlets, and any work that disturbs paint in a pre-1978 home follows EPA lead-safe practices.

Choosing how much to change

The estimator offers three scopes. Partial keeps the cabinets and layout and replaces counters, backsplash, sink, faucet, and hardware. Mid-range adds new or refaced cabinets and flooring in the same footprint, and full changes the layout itself. Mid-range is often the fit for a 2000s kitchen whose doors are worn but whose layout still works.

In a newer kitchen, layout questions often center on the island: making it larger, adding seating, or moving the sink into it. A sink or outlets in a new island means plumbing and electrical changes that involve licensed trades we coordinate, so they are evaluated during the in-home consultation. Our page on kitchen islands and layout changes covers clearances and options.

Counters, cabinets, and the granite question

Replacing 2000s granite with quartz is a natural place to start, and the estimator lets you choose new quartz or premium stone. Before you decide, our quartz versus granite comparison covers upkeep, heat, and seams. If your cabinets are sound, keeping or refacing them frees budget for counters and lighting; if doors are failing or the layout is changing, new cabinets usually make more sense.

Storage and lighting in tract kitchens

Storage gaps

Builder cabinet packages often leave the same gaps: a blind corner nobody can reach, a shallow pantry, and base cabinets with doors where deep drawers would work harder. A mid-range scope can fix those with pull-outs, a full-height pantry cabinet, and drawer bases without changing the footprint. If you keep the existing boxes, some of that can be fitted inside them.

Lighting on existing circuits

Many 1990s and 2000s kitchens rely on a few recessed cans or a single fixture over the sink. Replacing fixtures, hanging pendants where boxes already exist, and choosing better lamps all work on existing circuits. New circuits for under-cabinet lighting or an island are work for licensed electrical trades, evaluated during the consultation, and our kitchen lighting plan basics explain how layered lighting fits together.

What the city requires for kitchen work

The City of Clovis Building Division, within Planning and Development Services, issues permits and inspections for homes inside city limits, and its FAQ lists remodels and alterations among the residential work that needs a permit. Applications and inspection requests go through the city’s online self-service portal. Your kitchen’s permit needs depend on scope and get confirmed during the consultation; our Clovis remodel permit guide has the specifics. Addresses outside city limits go to Fresno County instead.

Planning ranges for a Clovis kitchen

A typical kitchen remodel with us lands around $40,000. Smaller scopes begin around $25,000, where most projects start, while full layout changes, custom cabinetry, and premium stone take larger projects to $50,000 to $60,000. Our kitchen cost guide for Fresno and Clovis explains which choices move the range. Relocating the sink or range is where costs climb fastest, because it brings plumbing, electrical, and often flooring changes with it.

From estimate to consultation

Open the kitchen estimator, answer its eight questions on size, scope, cabinets, counters, flooring, layout, plumbing and electrical, and finish level, and add your ZIP code. You’ll see a planning range right away. If it fits, book a free in-home consultation; we’re about 15 minutes away in southeast Fresno, and at the visit we measure island clearances, check the cabinet boxes and subfloor, and confirm selections and how far your scope should go. What affects the investment

Scope, layout, selections, and existing conditions.

The range for a kitchen depends on how much of the room changes: whether the layout stays or moves, the cabinetry and countertop selections, flooring and lighting, and the condition of what is behind the walls today. Most kitchen projects start around $25,000, a typical remodel lands around $40,000, and larger kitchens with layout changes or premium selections run $50,000 to $60,000. Your estimated range gives you a planning starting point before we confirm details in person.
