Overview

Clovis grew from about 5,500 residents in 1960 to roughly 123,000 by recent Census estimates, so most of its kitchens and baths belong to homes built since 1990.

Clovis borders Fresno to the northeast, about 15 minutes from our shop on East Madison Avenue in light traffic. The city counted about 5,500 residents in 1960 and about 50,000 in 1990, and recent Census estimates put it near 123,000. That growth decides what most kitchens and bathrooms here look like and what they need now.

A housing stock built mostly since 1990

The median home was built around 1995, according to Census estimates. Roughly 6 in 10 homes went up in 1990 or later, the 2000s alone account for more than a fifth, and about two in three homes are owner-occupied.

Even the newest houses, the roughly 1 in 5 built since 2010, come with builder-grade choices that are easy to outgrow: basic shower valves and pans, builder-grade vanities, and stock cabinet lines. Updating those is usually a matter of finishes and fixtures rather than structure.

For kitchens and baths, that profile points to a first full remodel cycle. Typical of the 2000s and 2010s are granite counters with maple or cherry cabinets, primary baths with garden tubs that rarely get filled, and builder-grade shower pans. Homes from the 1990s lean toward oak cabinets, tile counters, cultured-marble vanity tops, and fiberglass tub surrounds.

Between them, the 1970s and 1980s account for almost 3 in 10 homes. The 1970s homes tend toward closed kitchens and soffits and the 1980s homes toward oak cabinets and tile counters, so remodels there can involve more change than in a 2000s house.

Old Town and the older center

Not everything is new. The city incorporated in 1912, and along Clovis Avenue, Old Town keeps restored storefronts alongside newer buildings designed to resemble early 20th-century facades. The neighborhoods around it hold much of the city’s older housing: in the 93612 ZIP code, which includes Old Town, the median home dates to about 1976, and roughly half were built in the 1960s and 1970s.

Those houses bring closed kitchens with soffits, original tile baths, and tub and shower combinations. Because most predate 1978, lead-safe work practices required by federal rules apply when painted surfaces are disturbed.

Loma Vista and the southeast growth area

At the other end of the timeline is Loma Vista, the master-planned area in southeast Clovis whose specific plan the City Council approved in 2003. The plan covers about 3,300 acres between Bullard Avenue and the Gould Canal, from Locan to McCall, and mixes higher-density housing with parks, school sites, commercial areas, and walking and bike paths. Across the 93619 ZIP code that includes Loma Vista, Census estimates put the median home around 2007 and owner occupancy near 87 percent.

Homes that new rarely need a gut remodel to function. The reasons to remodel are different: a tub and shower arrangement in the primary bath that no longer fits how you live, an island too small to work at, or finishes that already look dated. The estimator’s partial and mid-range scopes exist for exactly those situations.

Deciding what to change first

In a newer house, the question is often which room to tackle first, since the estimator runs kitchens and bathrooms one at a time. A primary bath with an unused garden tub and a dated shower is a contained project, while a kitchen with a too-small island touches cabinets, counters, flooring, and sometimes plumbing. Running both through the estimator shows how the two planning ranges compare before you commit to an order.

Permits through the city

Homes inside city limits get building permits from the City of Clovis Building Division, part of Planning and Development Services, at 1033 Fifth Street. The city’s building FAQ lists remodels and alterations among residential work that requires a permit, and applications and inspection requests go through its online portal. If your home sits outside city limits, Fresno County is the permit office instead. What your scope needs is confirmed during the in-home consultation, and our permit guide for this city covers the details.

Getting from our shop to your door

With light traffic, the city center and Old Town are about 15 minutes from the shop, the Buchanan High School area in the northeast is about 15, and Loma Vista and Harlan Ranch are about 20. We work Monday through Saturday from 7:00 AM to 5:00 PM. Coverage is confirmed by ZIP code when you run the estimator, and the city is part of our Fresno and Clovis metro service area.
