Overview
Kitchen and bathroom remodeling for Dinuba homes, about 40 minutes from our Fresno shop, with notes on the city’s housing eras, its Building Division, and how projects start.
A ranch house from the 1960s or 1970s with its original kitchen, or a newer home where the builder-grade bathroom already feels tired: Dinuba has plenty of both. The drive here from our shop in southeast Fresno takes about 40 minutes, closer than most of our Tulare County service area, and kitchens and bathrooms are all we remodel. The sections that follow cover the city’s housing, permits, and how a project gets started.
From Sibleyville to Raisin City
The town began as Sibleyville, named for James Sibley, who deeded 240 acres to the Southern Pacific’s Pacific Improvement Company. It incorporated on January 6, 1906, and its nicknames include Raisin City and Raisinland U.S.A. Census counts show steady growth since, from about 5,000 residents in 1950 to about 24,600 in 2020, and current estimates put the population near 25,200.
Dinuba homes by decade
Around 1983 is the median build year here, and about 62% of homes are owner-occupied. The breakdown explains why remodel needs vary so much from one house to the next:
Pre-1950 homes, about 11%. Small baths, plaster, cast-iron tubs, galvanized supply lines, and wiring that needs a licensed electrician’s review before new lighting goes in.
Mid-century homes, about 36%. The 1960s and 1970s alone account for about 3 in 10 homes. Galley or closed kitchens, soffits, original tile baths, and tub and shower combinations are typical, and the bulk of them predate the 1978 lead paint cutoff.
1980 through 1999, about 26%. Oak cabinets, laminate or tile counters, cultured-marble tops, and fiberglass surrounds nearing replacement.
Newer homes, about 26%. This includes roughly 1 in 7 homes built in the 2010s. Kitchens and baths here are newer, so projects tend to focus on upgrading builder-grade finishes rather than correcting old systems.
For the older two groups, the in-home consultation spends more time on what is behind the walls. For the newer ones, it is mostly about selections and layout.
Permits from the Building Division
Within city limits, the City of Dinuba Building Division handles plan review, permits, and inspections from the Planning & Development offices at 1088 E Kamm Ave. Inspections are requested by phone at least a day ahead. The in-home consultation settles whether your kitchen or bathroom work needs a permit, so you know before anything is scheduled.
Forty minutes from southeast Fresno
Measured from our shop at 4143 E Madison Ave, Dinuba is about 31 miles away, roughly 40 minutes by car. That is close, but it is still a drive, and we do not have an office in town. Consultation times run Monday through Saturday from 7:00 AM to 5:00 PM, and your estimator ZIP code tells us whether the address is covered. Dinuba is part of our Tulare County service area.
Getting ready for the visit
A few things make the consultation more useful: photos of the room, a short list of what bothers you most, and any history you know, such as earlier plumbing or electrical updates or newer windows. For homes built before 1978, mention any lead test results you have. If you have saved photos of kitchens or baths you like, bring those too.
How to get started
Pick a room at Get My Renovation Estimate. The questions take you through size, scope, layout, plumbing and electrical needs, and finish level, and after you add contact details and your ZIP code, a personalized planning range shows on screen. Doing both a kitchen and a bathroom? Run each estimate separately.
For context, All American kitchen projects tend to start near $25,000, a typical kitchen remodel lands around $40,000, and kitchens with layout changes or premium selections run $50,000 to $60,000. Bathroom projects tend to start near $15,000, a typical bathroom remodel lands around $25,000, and a primary suite runs $30,000 to $40,000. The number is not a quote, and how our estimate works explains why it is a range. When it fits your budget, book a free in-home consultation, where measurements, conditions, permits, and selections are confirmed. Our remodeling process page covers what happens after that.
Scope of our work
Owner Albert James Joya runs All American Renovations under California license #1111311, B-2 Residential Remodeling, and the company is insured and bonded. The work is kitchens and bathrooms: cabinets, counters, showers, tubs, tile, vanities, flooring, and fixtures. Structural work, new circuits or panels, and relocated gas or drain lines fall to engineering or licensed trades and are evaluated during the consultation.
