Overview
Sanger, the Nation’s Christmas Tree City, is about 20 minutes from our Fresno shop. Its housing splits between mid-century homes and a 2000s building wave.
Sanger lies about 13 miles east-southeast of Fresno, roughly 20 minutes from our shop in light traffic. It grew up as a railroad town in the late 1880s, incorporated in 1911, and was named the Nation’s Christmas Tree City by the Postal Service in 1949. Today it’s a city of about 26,500 whose housing splits between mid-century homes and a 2000s building wave.
In 1890 the Kings River Lumber Company built a 62-mile flume to bring timber down from the High Sierra, and the town became a shipping point for grain, citrus, and lumber. Between the 2010 and 2020 censuses it added about 2,300 residents.
Sanger homes by decade
The Census Bureau’s estimates place the median home here at around 1982. About a quarter of homes were built in the 2000s, the busiest single decade, and more than a quarter date from the 1950s and 1960s combined. Nearly half predate 1980, and close to two in three homes are owner-occupied.
What the housing mix means for kitchens and baths
Mid-century houses
Homes from the 1950s and 1960s usually have compact, closed kitchens and small bathrooms with original tile and tub and shower combinations. Expect soffits, limited outlets, and federal lead-safe requirements for any work that disturbs paint in a house built before 1978.
In these houses, the biggest gains usually come from rethinking storage and lighting in the kitchen and making the one or two bathrooms easier to use. Wall changes depend on structure and are evaluated during the in-home consultation.
The 2000s wave
Houses from the 2000s are reaching their first remodel: granite counters and maple or cherry cabinets in the kitchen, garden tubs and builder-grade shower pans in the primary bath. Their layouts often still work, so updates tend to focus on surfaces, fixtures, and storage. If a shower floor flexes or its base grout keeps breaking, though, the builder pan underneath is likely done and the shower should be rebuilt rather than retiled.
The 1970s and 1980s
These two decades add almost another quarter of the housing. Kitchens range from closed layouts with soffits in the 1970s homes to oak cabinets and tile counters in the 1980s ones, and bathrooms run from original tile to fiberglass surrounds.
The oldest homes
About 6 percent of homes predate 1940. The railroad depot, built in 1887 and now the Sanger Depot Museum, was the oldest building in town when it was retired. Houses from that early era often bring plaster walls, galvanized supply lines, and older wiring, so they need more investigation before a plan is set. If yours is one of them, expect the consultation to look at more of the house than usual.
Permits through the Building Division
Permits for homes within city limits come from the Building Division of the city’s Community Development Department at 1700 7th Street. The division takes applications through an online permit portal, and since January 1, 2026 it accepts inspection requests only through its contractor portal. Inspections are booked into morning or afternoon windows on business days, and homes outside city limits fall under Fresno County.
The consultation is where your remodel’s permit needs get confirmed, based on what actually changes in the room. Our Sanger permit guide has the details on the city’s process.
