Overview
Lemoore’s homes run from 1960s and 1970s ranch houses to 1990s and 2000s tracts. Here’s what that means for kitchen and bath remodels, permits in town, and planning from Fresno.
Maybe your kitchen still has the oak cabinets and tile counters the builder installed, or the hall bath has a fiberglass tub surround that looks dingy no matter how often you scrub it. Rooms like that are common in Lemoore, since a large share of the city’s homes went up in the 1990s and 2000s. All American Renovations is based in southeast Fresno, and Lemoore is part of the Kings County area we serve.
From an 1871 settlement to mostly newer homes
The town dates to April 1871, when Dr. Lovern Lee Moore started a settlement near what was then the northern shoreline of Tulare Lake. It took his name when the post office opened in 1875 and incorporated on July 4, 1900. Very little of today’s housing is that old, though.
By Census estimates, the median house in the city was built around 1991, and roughly half of all homes date from 1990 or later. The 1990s are the largest single decade at about 21 percent, with the 2000s close behind at about 19 percent. Around 28 percent comes from the 1960s and 1970s, and only about 1 in 10 homes predates 1960.
Naval Air Station Lemoore sits about 7 miles west of town. Commissioned in 1961, it is described as the Navy’s newest and largest master jet base, with F/A-18E/F Super Hornet and F-35C squadrons based there.
What each era tends to need
The decade a house was built gives a fair preview of what a kitchen or bath remodel will run into. Here is how that tends to break down in Lemoore.
1960s and 1970s ranch houses: closed or galley kitchens with soffits over the upper cabinets, and baths with original tile around a tub and shower combination. Homes built before 1978 also fall under the EPA’s lead-safe renovation rule when painted surfaces are disturbed.
1980s and 1990s tracts: oak cabinets, tile or laminate counters, cultured-marble vanity tops and fiberglass tub surrounds, often still with the original builder-grade faucets and shower valves.
2000s and 2010s homes: granite counters, maple or cherry cabinets and bigger primary baths, sometimes with a garden tub that rarely gets filled and a shower pan due for its first full replacement.
Owner-occupied homes make up about 53 percent of the total, which leaves a large share as rentals. If you own one, durable standard or upgraded finishes usually make more sense than premium ones, and the estimator lets you pick that finish level directly.
Permits in town and out in the county
Homes inside city limits fall under the City of Lemoore Building Division, part of the Community Development Department. Since April 2025 the city has taken building permits and plan submissions through a paperless online portal, and inspections for those permits are requested through the portal or by email rather than by phone.
Addresses in unincorporated Kings County go through the county instead, and our Kings County permit guide covers that office. Whether your project needs a permit depends on the work, since replacing a faucet is different from moving a sink or adding a circuit, and those details are confirmed during the in-home consultation.
The drive from southeast Fresno
Our shop at 4143 E Madison Ave is about 34 miles away, roughly 45 minutes by car. That distance is one reason the estimator asks for your ZIP code, since coverage is confirmed before anyone books a visit. Hanford and Corcoran are also part of our Kings County service area.
Office hours are Monday through Saturday, 7:00 AM to 5:00 PM, closed Sunday. After you see your planning range, the calendar shows open consultation times so you can pick one that works.
From planning range to consultation
Start with the kitchen estimator or the bathroom estimator. Each one asks about room size, scope, cabinets or shower type, layout, plumbing and electrical changes, and finish level, then shows a personalized planning range on screen. If you’re planning both rooms, run them one at a time.
The range is for planning, not a quote. Kitchen projects start around $25,000, a typical kitchen remodel lands around $40,000, and full layout changes or premium selections run $50,000 to $60,000. Bathrooms start around $15,000, a typical bathroom remodel lands around $25,000, and primary suites with layout changes run $30,000 to $40,000. Our explainer on how the estimate works covers why it comes as a range.
If the number fits, the free in-home consultation is where measurements, existing conditions, permits and selections are confirmed. Anything that touches walls, new circuits, gas lines or relocated plumbing is reviewed there with the engineering or licensed electrical and plumbing trades it requires.
